EPDM stands for ethylene propylene diene monomer, a synthetic rubber engineered for outdoor exposure. How long does an EPDM roof last?

EPDM roofing requires very little from homeowners. A basic annual routine is all it takes:

  1. Inspect twice a year – look for lifted edges or persistent standing water
  2. Clear debris – sweep leaves and moss with a soft brush; avoid pressure washing seams
  3. Check flashings – where the membrane meets walls or vents is the most common failure point
  4. Limit foot traffic – use a board to spread weight if roof access is needed
